Five Star Hotel at Balewadi Sports City, Pune

The Orchid Hotel in Pune was conceived as a flagship hospitality development and a part of the Youth Commonwealth Games Project, supporting the Government of Maharashtra’s vision of creating world-class sports infrastructure complemented by premium hospitality facilities. SPA was appointed as the Transactional Advisor to the Department of Sports to structure the project as a financially viable Public-Private Partnership (PPP), enabling the Government to deliver a high-quality hospitality asset without significant public capital investment. The project was envisioned not only to serve the requirements of the Games but also to create a lasting commercial destination that would continue to benefit the city long after the event.

As Transaction Advisor, SPA was responsible for developing the complete transaction framework, including feasibility studies, financial modelling, project structuring, bid documentation, concession agreements and the developer selection process. The project was structured on a long-term concession model, under which a private developer financed, constructed and operated the hotel while the Government retained ownership of the land. This innovative approach successfully balanced commercial viability with public objectives, ensuring the delivery of an internationally benchmarked hotel while transferring development and operational risks to the private sector.
